What do I need?

Preferably, you need to provide a site plan or sketch so that we can determine if the application is suitable. We can then prepare a fee proposal for you so you know what your total fixed costs are. If you don’t have any plans, we suggest you still contact us so we can give you preliminary advice.

What is the likelihood of the application being approved?

The criteria for your application to qualify as a RiskSMART application are rather comprehensive. If your application meets our prelodgement check it will be approved! We will check that your application meets Councils criteria to ensure your application is approved. If there are areas of concern, we will advise you to resolve them prior to lodgement.

What happens if it cannot be assessed under the RiskSMART process?

If your application cannot be assessed under the RiskSMART process, our planners will provide a new fee proposal to prepare and lodge your application to go through the conventional assessment process with Council’s Development Assessment Team, which will take longer.

What are the fees?

There are two parts to your fees which include a lodgement fee with Brisbane City Council and your consultancy fees. The Council’s fees vary for different application types, currently all application fees are reduced by 30% for the RiskSMART process.

Your consultancy fees relate specifically to your project. Each application is different and to ensure that you receive the most competitive fee proposal for your job, we individually prepare a fee proposal for your project. Our fee proposals are a fixed quote so you can be sure that there will be no additional expenses that you were not expecting.

How long will it take to prepare the application?

Our AA Fast DA Approvals planners are committed to getting your approval as quickly as possible. Your development application will be prepared and lodged within 5 days of the receipt of your complete proposal plans, supportive information and Council’s fees.

How long will it take to get approval?

Timeframes for approvals contained in the Sustainable Planning Act 2009 are required to be met. For impact assessable development this will include a three week public notification period. As a guide for expected timeframes, from the day of engagement with AA Fast DA Approvals to handing you an approval for Code assessment is typically 2 weeks and for Impact assessment is 2 months.
